How To Inspect a Property in Brisbane

The property market is open for business. If you’d like to continue your property search, here are the things you need to know about inspecting property with Matthews Real Estate. Getting Started Searching online is always the best and most practical starting point. Portals like matthewsrealestate.com.au, realestate.com.au, domain.com.au, all provide opportunities to see property in your area and your price range. We recommend creating a shortlist of property on your chosen portal. Make sure you look at all the photos and read the property description which can add great insight into whether the property matches your must-haves. Most listings will now display a property video or 3d tour along with a floorplan for you to get your head around the layout. Spend some time getting to know the layout and whether it suits your needs. Remember to go to the Matthews website and Facebook page for further posts, additional video walk-throughs and information. Another great way to get a feel for the property location is to copy and paste the address into Google maps where you can take a virtual tour of the neighbourhood using Google Street View. You can also calculate your commutes to and from work if you’re looking for a place to live. Even more information To whittle down your shortlist to real possibilities, the next step will be to talk to the agent. Have your questions ready and be prepared to have a chat about your property circumstances, your requirements, timeframe and budget. Be sure to give your email address so you can receive the property brochure and any other digital information that might not be in the online listing. Property Inspection If the property remains on your shortlist, you’ll probably want to take a look inside. We recommend that you initially take a drive past the property to be sure the neighbourhood and location are what you’re looking for. After you’ve spotted it from the road and done a drive-by, you can schedule a private appointment with the agent. Currently, we can show one person at a time with the agent in a private inspection. If you would like to attend with one other person who lives with you in your household, that would fine too. However, if you’d still rather keep it digital, let us know so we can arrange other options such as a live video walk-through – a virtual inspection. Video calls can be easily set up on Zoom, Facetime, Messenger, or WhatsApp. Virtual inspections are not new to the team, as this is commonly the way we show interstate buyers our property. Often, those buyers will make a purchase without ever setting foot inside, so it’s not entirely unusual but often occurs more for investment properties than forever homes. Please be assured that if you do choose to view a property, all checks and hygiene practices will be employed before and after the appointment for all parties. We can even provide digital forms and brochures to make the appointment as contactless as possible. Private Inspection protocols for real estate agents and clients Making an Offer If the property suits you and you’d like to make an offer, all discussions and negotiations can happen over the phone or via video call if you like. Matthews Real Estate uses Docusign which makes signing legal documents, like contracts, very easy and contactless. Please ask for a Letter of Offer form to be emailed to you, to get the negotiation started. Matthews Real Estate is a family business that has been taking care of real estate for local families since 1933. The COVID-19 pandemic is just one of many unusual circumstances and “storms” we have weathered during those 87 years, and we know that this too will pass. We’re here for you, for our community, and our clients no matter how tricky the circumstances may seem. This situation has presented yet another way to do business, some of which will remain, but given a choice, we can’t wait to shake your hand, meet you face to face and personally guide you through your property journey the way we have always done. If you’d like your property journey to continue during this time, we’d be happy to help. For buying and selling please contact Russell Matthews on 0417 882 180.
