Last-Minute Tax Deductions for Landlords

It is less than 2 weeks to End of Financial Year but it’s not too late to maximise the tax benefits of owning an investment property before June 30.

Here are 10 last-minute maintenance/upgrade jobs to do before EOFY:

1. Pressure Cleaning Exterior
(roof, solar panels, walls, decking, paths, driveway, etc)

2. Gutters
Cleaning, repairs and/or Gutter Guard installation.

3. Gardening
Tidy up any overgrown trees and shrubs.

4. Electrical upgrades
New light fittings, ceilings fans, switches and outlets.

5. Window Furnishings
New curtains and/or blinds (not custom fit).

6. Air Conditioning Service
Better to do it now than in summer when there’s a big wait list!

7. Water Efficiency Upgrade
Replace tapware and shower heads and/or toilets for a water efficiency upgrade.

8. Building & Pest
Building inspection and/or termite inspection, and pest control.

9. Appliances Upgrade
eg. new dishwasher, cooktop and/or oven, rangehood, hot water system.

10. Outstanding Maintenance/Repairs
Any little things that you have not had attended to yet.
